At first glance, mobile homes, modular homes, and manufactured homes might look similar; however, there are various obvious and subtle differences to them both inside and out. Mobile Homes

Mobile homes are homes that were built before 1976 when the governing building codes through HUD was instituted for factory-built homes which improved quality standards tremendously.

Modular Homes

Modular homes are broken up into sections where they are manufactured individually in controlled factory settings and then transported back on location and assembled. A traditional permanent concrete foundation is usually used during the assembly and it can’t be moved once built like a mobile home. These types of homes act like the type of home you would purchase in a neighborhood. They usually come with an array of pre-designed homes, outstanding features and lower per square foot prices.

They are built to either state or local building codes unlike the manufactured home which are governed by a federal building code. The home-buyers can customize a modular home to suit their needs and tastes.

Manufactured Homes

These types of homes are basically like mobile homes, but are built to higher and new HUD safety standards placed in or after 1976. They are built and shipped in 10′ to 12′ foot sections, like mobile homes, and assembled at the location they will reside permanently or temporarily. Once they are attached to utilities and power, they are only reviewed by local code inspectors for their utility connections, and not the building structure. The loans for these types of homes could come with a FHA guidelines guarantee, but the loans are often only for 20 years or less.

Still not quite sure? You can always check to see if it has a tag. Manufactured and mobile homes usually require a tag each year with renewal since they can be relocated and moved.
